9 FAQs About Staying Active In Your Building’s Management

If you are a property owner, you have a vested interest in the well-being of your building. This goes beyond the walls of your unit; it involves shared spaces, facilities, and the overall environment of your community.

Staying active in your building’s management is an investment in your property’s future. Understanding your role, the significance of AGMs, and the dynamics of the Joint Management Body (JMB) or Management Corporation (MC) can help you see the benefits of active participation.

What Is the Joint Management Body (JMB) Or Management Corporation (MC)?

The JMB is an interim body that exists before the issuance of the strata title by the land office. It is formed once the developer calls for an Annual General Meeting (AGM), with committee members elected from 3 to 14 parcel owners, including one developer representative.

After strata titles are issued, the MC is established upon opening the strata register book. It becomes functional only after its first AGM and the election of a management committee. The JMB is automatically dissolved within three months of the first AGM of the MC.

Responsibilities of the JMB:

  • Financial management – Collecting maintenance fees, managing the building’s budget, and ensuring financial transparency.

  • Maintenance and upkeep – Overseeing the maintenance of common areas and facilities.

  • Security and safety – Implementing security measures to ensure resident safety.

  • By-law enforcement – Upholding house rules and addressing resident concerns.

Why Should You Be Part of The JMB Or MC?

Being actively involved in building management has several advantages:

  1. A say in managing the building – Influence key decisions such as budget, maintenance, and security.

  2. Learning valuable skills – Gain experience in people management, negotiation, and financial planning.

  3. Meeting your neighbours – Foster community spirit by engaging with fellow residents.

  4. Making a difference – Contribute to making your building a better place to live.

What Are the Downsides of Being Involved in Building Management?

While there are benefits, there are also challenges:

  1. Dealing with difficult people and decisions – Not everyone will agree with you, and disputes may arise.

  2. Time demands – Regular meetings and responsibilities can be time-consuming.

  3. Being blamed for problems – If issues arise, committee members may receive criticism, even if they are not at fault.

Despite the challenges, your involvement can significantly benefit the community.

Is There a Need to Attend The AGM?

Yes! AGMs play a crucial role in decision-making for your property. Important matters discussed include:

  • Maintenance fees and sinking fund allocations

  • Security updates and enhancements

  • Building upkeep and repair priorities

  • Election of JMB or MC members

Attending AGMs ensures your voice is heard and allows you to stay informed about management decisions.

How Does the JMB Or MC Work with The Property Management Company?

Many JMBs or MCs hire a Property Management Company (PMC) to assist with:

  • Rent collection and maintenance – Ensuring timely payments and property upkeep.

  • Security and housekeeping – Managing security personnel and cleaning services.

  • Legal and administrative tasks – Handling insurance claims, record-keeping, and compliance.

JMBs or MCs oversee the PMC to ensure transparency and efficiency.

I Don’t Agree with the Increased Management Fee Rate. Can I Do Anything?

If you believe an increase is unjustified, you can:

  1. Discuss concerns with the management to understand the reasons behind the hike.

  2. File a case with the Strata Management Tribunal under Section 107 of the SMA if there is misuse of funds or poor management.

  3. Vote during the AGM to influence financial decisions.

Can I Sue My Building’s Management?

Yes, legal action can be taken against the JMB or MC for:

  • Negligence in maintenance

  • Failure to issue strata titles

  • Misappropriation of funds

  • Failure to hold AGMs

However, legal action should be a last resort after exhausting other dispute resolution avenues.

I’m A JMB/MC Member. Can I Resign Before the Next AGM?

Yes, JMB and MC roles are voluntary, and members can resign at any time, following the proper procedures.

I Care About Building Management but Don’t Have the Time or Energy to Be Involved.

Even if you can’t commit to a formal role, you can still contribute by:

  • Attending AGMs to stay informed and vote on important matters.

  • Providing feedback to the JMB or MC on building concerns.

  • Encouraging responsible community behavior among residents.

A well-managed building improves property value, strengthens the community, and ensures a safer living environment for all.

By participating, even in small ways, you can help maintain the quality and value of your home!
